Rent in.
Mortgage out.
What do you really keep?
ESTRIQ is the cockpit for independent landlords. Every month it shows what each of your properties actually earns – income, cash flow, returns and loan paydown, down to the dollar. No spreadsheets. No software built for 300 units. Built by a landlord with 10.
Three questions every landlord should be able to answer on the spot.
If you had to stop and do the math on any of them: that’s exactly what ESTRIQ is built for.
A month with ESTRIQ.
Four moments every landlord knows – and what they look like when the numbers add up on their own.
Rent day. ESTRIQ checks in.
You open the app – and ESTRIQ shows you the rents due today. Property by property, with tenant and amount. One tap per unit, done. Whatever is still open stays visible.
Rent check when you log inThe mortgage is paid. Your cash flow is clear.
Rent minus mortgage minus operating costs: ESTRIQ calculates your honest cash flow – not the rent someone once promised you. For your whole portfolio and for each property.
Cash flow after mortgage & expensesA quick look on your phone.
At the coffee shop, before meeting your lender, at the job site: income, occupancy, returns – every property on one card. Colors tell you right away what’s working and what isn’t. ESTRIQ sits on your home screen like an app.
Returns per propertyMonth end. Your equity grew.
Cash flow plus principal paid: ESTRIQ shows how much equity you built this month – and how far along you are with every loan. The number you’re a landlord for in the first place.
Principal & loan balanceBuilt for landlords who want the real numbers.
No feature checklist for the brochure. Every view was built on a real portfolio and is used there every month.
Every property, analyzed on its own.
Gross yield, cash flow after the mortgage, capital invested, occupancy – per property, per month. You see at a glance which property carries you and which one just keeps you busy.
Your year at a glance.
Twelve months on one screen: income, outliers, vacancies. The forecast for the year updates as you go.
Explained, not just shown.
Every metric has an “i”: what it means, how it’s calculated, and what a good value looks like.
From a single condo to a small multifamily.
All your rentals in one portfolio – instead of three spreadsheets.
Calculators for your next deal.
From cash flow to extra principal payments – the tools you need before your next purchase. Included.
Tips you can act on the same day.
ESTRIQ looks at your numbers and suggests what’s worth doing: a missing reserve, an extra principal payment, a unit that isn’t set up yet. Every tip comes with a short assistant – a few questions, and it’s done.
With a reserve, ESTRIQ calculates your cash flow more realistically – and the next roof won’t catch you off guard.
Start assistantYour cockpit is ready in five minutes.
No import, no training. An assistant walks you through it – and from then on ESTRIQ does the math every month.
Add a property
Address, purchase price, financing. The assistant only asks for what ESTRIQ actually needs to calculate.
Add units and rents
Tenant, rent, due date – for every unit.
Your cockpit runs
From now on ESTRIQ keeps the numbers current every month: cash flow, returns, loan balance. And it checks in on rent day.
Munich, Germany
Built by a landlord. Not by an agency.
“I’m a landlord myself, with 10 units in Germany. And every month I had the same question: What do I really keep? My spreadsheet didn’t know. Property management software was made for 300 units, not 10. So I built ESTRIQ – for myself. Every feature in it was created on my own portfolio and is used there every month.”
Two plans. Fairly priced.
Planned pricing for the US launch. Both plans are month to month – cancel at the end of any month.

Short, honest answers.
Who is ESTRIQ for?
Independent landlords with 1 to 30 units: single-family homes, condos, small multifamily and commercial units. For anyone who tracks their rentals in a spreadsheet, a banking app or their head – and wants to know more precisely.
How is ESTRIQ different from a spreadsheet?
A spreadsheet shows what you type in. ESTRIQ does the math: cash flow after the mortgage, returns, loan balance, equity built – automatically, every month, for every property. And it checks in on rent day to ask whether the rent has arrived. A spreadsheet doesn’t.
Is ESTRIQ property management software?
No, and that’s on purpose. ESTRIQ doesn’t collect rent, screen tenants or list vacancies. It’s the cockpit above all that: the numbers you care about as an owner, without the overhead of software built for 300 units.
Where is my data stored – and who can see it?
Your data is stored encrypted on servers in Frankfurt, Germany (EU), and belongs to your account only. Payments run through Stripe – we never see your card details. ESTRIQ is operated by a company in Germany, so European data protection law (GDPR) applies. Details are in the privacy notice below.
Do I need an app from the App Store?
No. ESTRIQ runs in your browser. On iPhone, iPad and desktop you can add it to your home screen in two taps – then it looks and opens like an app.
When does ESTRIQ launch in the US?
We’re opening step by step so every new user gets proper support. People on the waitlist get access first, in the order they signed up. We’ll email you when your access is ready – nothing else.
Does ESTRIQ handle US taxes or state rules?
Not at launch. ESTRIQ shows your numbers; it doesn’t give tax or legal advice. US-specific features such as closing costs, property tax and a depreciation overview are planned for later.
Be there when ESTRIQ launches in the US.
We’re opening ESTRIQ step by step. People on the list set up their portfolio first.
